Businesses flock to Woolcock St TOWNSVILLE businesses are jockeying for positions along Woolcock Street as more than $2 billion worth of residential developments power ahead in the northern suburbs. Woolcock Street, which has long been renowned as Townsville's industrial heart, is becoming a preferred home for professional businesses linked to Townsville's development industry. The area is being favoured because of its direct highway access, high visibility to passing traffic and larger floor areas. Leading Townsville builder Darryl Bogotto Constructions is the latest business to secure a position fronting the busy Woolcock Street corridor. The award-winning building company has snapped up a new 345sqm headquarters at the Lancini Group's $10million business park at 508-518 Woolcock Street. The 10-unit business park, which features high-quality warehouse, showroom and office space over two levels, was launched to the market last month. The project received a green light to go ahead from Townsville City Council this week. Darryl Bogotto Constructions owner Darryl Bogotto said the new address would allow his team to centralise its operations and make it easier to service its heavy construction workload in the northern suburbs. "By moving all of our staff and operations to Woolcock Street we'll be close to some of Townsville's biggest residential developments going ahead at the Bohle and northern beaches," Mr Bogotto said. "More importantly, our clients will also benefit from our investment. "We will use the showroom space to display our current range of features, fit-outs, colour schemes and house plans, making it easier for our clients to understand the transition from a block of land to a fully completed home. "At this location, not only will we have easy access, parking and great exposure, but the build quality will be much better than what is already on offer in the area." Mr Bogotto, who employs eight full-time staff and engages up to 26 local subcontracting firms, said the company's workload would not be slowing down anytime soon. "We have 33 homes in various stages of construction. These range from homes for owneroccupiers, to investment properties, spec homes and Defence Force homes." The Lancini Group has fielded strong inquiry for the business park and expects to have sold or leased most of the industrial units before construction starts in June. Lancini Group development manager Chris Sherwood said the response from investors, owner-occupiers and tenants for the development had exceeded the group's expectations. "The strong response has shown that Townsville needed more high-quality commercial and industrial business facilities in a prime location such as Woolcock Street," Mr Sherwood said. "Based on the current level of inquiry, we anticipate that the business park will be occupied by a variety of companies linked to Townsville's construction or development industries. "This response shows that there is a lot of confidence in the future of the residential development sector in Townsville." Mr Sherwood said Woolcock Street was undergoing a rapid transformation and demand for prime properties along the busy corridor was not showing signs of slowing yet. "Woolcock Street is seen as such a strategic area because Townsville's northern suburbs will account for the majority of the city's residential growth over the next two decades," he said. "Just the position of our business park alone has created a lot of inquiry." Mr Sherwood said Lancini Constructions, a wholly-owned subsidiary of Lancini Group, had been contracted to build the development.
